It also helps ensure the home is as pleasing and pleasant for the buyer experience, prompting them to make that emotional connection and want to make an offer. The end result? The homeowners sell faster and for top dollar.
Tips Every REALTOR® Should Know
Nina says the number one rule when it comes to selling your home is less is more. “The first tip for me is always about decluttering and getting rid of stuff you don’t need,” she says. The next step involves evaluating the flow of traffic and energy, including any blocks that prevent buyers from moving about the home freely. “When there’s good energy flow throughout the house, it helps showcase the home,” explains Nina. Repositioning furniture so that it doesn’t block major entrances and ensuring the layout flows nicely from one room to the next makes the home feel more inviting and open.
The accents and the décor are what elevate the look and feel of a home. Buyers want to be wowed and see exceptional value because they’re spending a lot of money. “When they can walk in and say ‘I want this home and want this life,’” Nina says, “that’s when you know you have them locked in.”
When staging a home, it’s important to consider the buyer’s wants and needs and incorporate that into the space to add that wow factor. TRREB President Elechia Barry-Sproule says, “You’re showing them a lifestyle they could have within that home.”
